terima kasih kerana mengembalikan semula "property gain tax" dalam bajet 2010.
Saya harap pihak kerajaan boleh memperketatkan lagi cukai dan undang2 untuk mengurangkan kegiatan pihak2 ini dalam membeli rumah baru untuk tujuan pelaburan. Ia menyebabkan ramai "genuine buyer" tidak dapat membeli rumah impian mereka terutama dikalangan pemaju2 yang mempunyai rekod baik. ini kerana toyol toyol ini telah dengan cepat membeli rumah2 ini lantas mengeluarkan ia dari pasaran hanya untuk menjualnya kemudian dengan harga yang lebih tinggi.
Mungkin kerajaan boleh menghalang seseorang dari membeli rumah baru lebih dari 3 atau 4 kali dalam masa lima tahun. mereka bebas untuk membeli rumah-rumah "second hand" sebanyak mana yang mereka hendak. tetapi rumah yang baru dilancarkan dan masih dalam pembinaan tidak boleh mereka beli lebih dari 2 atau 3 unit.. jualan untuk rumah2 baru ini boleh dibuka semua kepada "profiteer" ini setelah satu tahun dari tarikh ia dilancarkan (untuk memastikan pemaju tidak rugi jika tiada pembeli).
Ini untuk memberi peluang kepada "genuine buyer" untuk membeli rumah impian mereka.
Harap ia mendapat perhatian.
-- note: I mean 2 or 3 units limitation is not for the same development project, but for the entire country. if there are genuine buyer, then they can apply for exemption.

Muhibbah Apartment design for one malaysia
I had lived in an apartment before, and now had happily moving out into a terrace house. there are quite few limitations that I could see living in an apartment complex.
One of those are lack of socializing areas for people to chat around with their neighbors or to host a simple party/kenduri.
I had come out with a design that I see could foster better neighborhood.
In this design each block would have few housing levels.
in each housing levels, there will be one row of the upper and lower apartment units. these apartment units are linked to the common areas in the middle of each level.
the lift (missing in the video) will stop at each lower level houses , and those on the upper level houses might need to use staircase or possibly a small ramp .
This design are to foster good relationship among neighbors as each block could have thir own residence association,which then have multiple section based on the "level"
The common area is the the key for the design, in which they could play simple sport such as badminton or to conduct simple party or kenduri.
Each level would have to handle their own cleaning up maintenance at the common area.
Further design should include parking lots located adjacent to each levels, in which the tenant can drive their vehicles upthe parking lot and park at the same level as their homes.
Having four such blocks connected to multi-storey parking lots in the middle ( configuration which looks like a four pointed star if looked from above) might reduce costs for the whole complex, such as elevators which could be shared among all four blocks.
the elevators would also make less stops since the block have only four (two-storey) levels.
Added facilities such as rubbish chute for each floor could be an added advantage.

Pendet, Malaysia and the Indonesian Media.
It looks like the Pendet (whatever it is) issue has been blown out of portpotion by the indenesian media.
I was quite taken aback by the reactions that I had read from the indonesian blogs and media over the internet.
I found it unbelievable that the Indonesian media could freely fanning out lies as they wish. They need to be responsible for their news and articles.
I think something need to be done to correct the problem rather than just tries to put the fact in place. That would cost us money.
One intiative is to sue these media in court for a huge amount of money (at least 1 billion ringgit for each article). I would like to see some NGO to spearhead this initiatives. I would call this initiative as "Rakyat Malaysia Menentang Penipuan Media" or The Malaysian against Media Lies". The name itself would educate the Indonesian that they have been lied to.
We already have our own politician did that to our govt and local media. why not extend this initiative offshore.

My idea for an environmentally friendly car
Air Powered Engine with Battery Driven Air Compressor
Since everybody was talking about environmentally friendly vehicles, I want to chip in my ideas too. I don't know whether it is feasible or not, but I will definitely look at it if I got the funds.
The ideas in simple terms would be a car run on compressed air. It could use series of Di Pietro Motor or of other makes.
There will be a tank or multiple smaller tanks with backflow valves that stored compressed air enough for at least 30 minutes or 30km of driving. I think that would be the average distance to one's office.
To ensure extended use, and so that the car would not run out of air (so to speak), I will integrate an air-compressor in the car. Additionally, more pressure can be induced by adding an electric heater inside the air tank/s and having the compressor deliver heated air. (it might be useful in colder countries as the decompression of air when exiting the engine might freeze it.
To run the compressor, set of batteries will be installed into the car. Hopefully the battery capacity is enough for the compressor to replenish the air in the car for another 100km of driving.
The compressor should pump in air faster than the engine sucking it out. We don't want stop every 30km for the compressor to replenish the air tank.
We already got 130km on this battery and air combination.
Now to give it extra mileage, we could add a small engine enough to recharge the batteries.
The batteries could be recharged by the engine, household plug, or some high end specific fast-charger.
The engine need not to run all the time, just when the batteries power went below a pre-determined threshold. The batteries and the compressor also will not run all the time.
The engine should be powerful enough to recharge the batteries while it's power being drained by the compressor.
Better yet, if you got Solar panel or Sterling Engine in it, you could use it to constantly recharge the batteries.
And if you still want additional torque especially while overtaking, we could add 20-30kw electric motor to complement the air-compressed engine when needed.
So thats it.
I want to do research in it, but have no money. But if you got it right, please do not forget me..
